These Terms & Conditions govern your use of RentNiseko (the “Site”), an online noticeboard operated from Australia that lets property owners advertise long-term and seasonal rentals in Niseko, Japan, and lets members of the public browse those listings and contact owners.

1. What the Site is (and is not)

The Site is a listings marketplace only. We do not process bookings or take payment, and we are not a party to any rental agreement. Any arrangement, tenancy, price, deposit, or payment is agreed directly between the owner and the renter. We do not verify listings, owners, or renters, and we make no warranty about the accuracy of any listing or the suitability, legality, or availability of any property.

2. Contacting owners

Renters contact owners by submitting the contact form on a listing. Your message is delivered to the owner by email with the reply-to address set to the email you provide, so the owner can reply to you directly. An owner’s email address is never shown publicly on the Site.

3. Owner accounts and responsibilities

Owners sign in with a one-time magic link sent to their email; there are no passwords. If you list a property you are responsible for: having the right to advertise it; keeping your listing, rates, and availability accurate and lawful; and responding to enquiries yourself. You must not post content that is unlawful, misleading, infringing, or that you do not have the right to share. We may remove listings or suspend accounts that breach these terms.

4. Acceptable use

You agree not to misuse the Site: no scraping owner or renter details for marketing, no spam or fraudulent enquiries, no attempts to disrupt or gain unauthorised access to the Site, and no use that breaches any applicable law.

5. Listing moderation and audit history

New and edited listings are reviewed before they appear publicly, and editing an approved listing returns it to pending review. We keep an append-only history of listing events (for example: created, published, updated, enquiry received) so owners can produce evidence that a property was genuinely marketed for rent. 6. Liability disclaimer

The Site is provided “as is” and “as available”. To the maximum extent permitted by law, we exclude all warranties and are not liable for any loss or damage arising from your use of the Site, from any dealing between owners and renters, or from any listing content. Nothing in these terms excludes rights that cannot lawfully be excluded, including under the Australian Consumer Law.

7. Changes

We may update these terms from time to time. The “Last updated” date above shows when they last changed; continued use of the Site means you accept the current terms.

8. Governing law

These terms are governed by the laws of New South Wales, Australia, and you submit to the non-exclusive jurisdiction of the courts of that state.
